Why Invest in Thikana?

Policy for Refundable Plots

Eligibility for Refund

  • Only customers who haven’t selected a plot can request a refund.
  • Refunds are applicable only for bookings of 3, 2, or 1 Katha where the booking amount is at least BDT 30,000 (Thirty thousand taka).
  • Refund will be processed only if the booking amount is BDT 30,000 or more, and the request is made within 72 hours of payment.
  • Refunds are given through cheque or bank transfer only—no cash refunds will be provided under any circumstances.

Conditions & Process

  • Refunds will only be provided to the customer after deducting 10% or a minimum of BDT 20,000 (whichever is higher), and the rest will be returned via cross cheque within 90 working days.
  • Once a plot has been registered or selected, no refund is allowed.
  • Refund requests must be made by the actual customer. Third-party requests will not be accepted.
  • The application must be submitted along with the original money receipt, agreement copy, and valid ID.
  • Plot price must be paid directly to Thikana Valley & Holdings Ltd. via A/C payee cheque, DD/Pay order/bank transfer.

Other Important Notes

  • Refunds are not applicable if plots are booked through agents or unauthorized sources.
  • If the booking was made from abroad, refunds will be processed via bank according to proper banking channels.
  • All taxes, VAT, and registration fees already paid will not be refunded.
  • Plot ownership can be transferred to someone else instead of a refund, upon mutual agreement and updated documentation.
  • Any refund request must match the originally agreed plot value. The company is not bound to refund if the plot value or price increases later.
  • If a customer passes away, a refund will be issued to their legal heir upon submission of proper documentation and succession certificate.

Company Rights and Policy Changes

  • The company reserves the right to change the refund policy at any time due to legal or business needs.
  • In the case of unavoidable circumstances (like land acquisition by the government), the company may cancel plots and refund payments accordingly.
  • If for any reason the project gets delayed, plot handover may be rescheduled, and the company will not be liable for compensation.
  • If a customer behaves offensively, illegally, or threatens staff or management, the company reserves the right to cancel the booking and block future business.

Final Statements

  • Plot transfers and refund processing will follow the rules set by the company’s management.
  • The company reserves the right to reject any refund request if the customer fails to provide necessary documentation or violates terms.
  • Refund requests must be fair, and if any fraud or manipulation is detected, the request will be denied.
